HOW LONG DOES THE PROCESS TAKE?
On average it takes about 1-3 months to get you into your new home and 2-3 years until you become the owners.
WHAT IF MY CREDIT IS BAD?
Poor credit is not a problem for our program.  We will help you improve your credit with step by step instructions provided by our credit specialists.
DO I NEED A MINIMUM INCOME TO QUALIFY?
Yes.  The minimum combined annual gross income to qualify is $45,000.
WHAT TYPE OF COSTS WILL THERE BE?
Once you have qualified there will be a $500 commitment deposit before you start looking for your new home.  Once you have found your home, you will be required to get a home inspection (approximately $400) and provide the remainder of the down payment (typically 2.5-5% of the purchase price).  For every month you are in the program, when you pay your rent on time, we credit part of that amount towards your final down payment.
HOW MUCH OF A DOWN PAYMENT DO I NEED?
The amount of down payment depends on the value of the home you intend to purchase.  Typically it is between 2.5 and 5%.
WHAT IF I DON’T HAVE A DOWN PAYMENT?

HOW MUCH WILL RENT BE?
The amount of rent will depend on the home you choose.  It will be very similar to market rent, plus a small amount which will then be credited towards your down payment.
I FILED FOR BANKRUPTCY. CAN I STILL QUALIFY?
Yes.  Bankruptcy, although a problem for banks, is not a problem for us.
I AM SELF-EMPLOYED. CAN I STILL QUALIFY?
Yes.  The mortgage specialist’s that we work with are very familiar with individuals that are self-employed.
I AM ON ODSP. CAN I STILL QUALIFY?
Yes.  You can qualify for our program as long as you are on permanent disability and your family’s combined annual gross income is at least $45,000.
THERE MUST BE A LOT OF PAPERWORK FOR THIS PROCESS, WHAT IF I DON’T UNDERSTAND EVERYTHING?
The contracts that we use have been reviewed by our lawyers and other lawyers numerous times.  We will go through the paperwork with you and explain it in great detail.  However, we always encourage you to seek independent legal advice to ensure that you are fairly represented on everything you’re signing.  We will provide you with enough time to review the contracts with your lawyer prior to signing them.
CAN I RENOVATE THE PROPERTY?
Yes.  We want you to feel comfortable in your new home. However, there are a few restrictions, please contact us prior to doing any work.
MY FRIEND DID ONE OF THESE RENT TO OWN PROGRAMS AND HE LOST HIS DOWN PAYMENT. WILL THIS HAPPEN TO ME?
As long as you make your monthly payments on time and follow the guidelines provided to improve your credit, you will not lose your down payment.  As well, some other companies put tenants into homes that they would never be able to afford when the rental term is up.  At The Rent to Own Team we work very closely with you and our credit specialists to ensure that when the rental term is up, you will be able to purchase the home.  We will never put you into a home that you cannot afford.
